This study plan explores the possibility of combining 2 large commercial lots (FF-02 & FF-03) to create an IT digital centre within Sunway Big Box Retail Park. The goal is to transform the space into a vibrant tech and gadget-focused hub by incorporating a mix of retail lots and smaller kiosks. A key challenge in this study was the presence of existing fire shutters. The layout had to be carefully designed to ensure these shutters did not fall in the middle of any lot or kiosk while still maximizing the Net Lettable Area (NLA). Despite the constraint, the proposal successfully achieves a total of 19 retail lots and 34 kiosks with a combined NLA of 20,099 sqft - approximately 67% of the total floor area.
